In recent weeks the mortgage and banking market has been revolutionized by the regulatory changes of the Government. The AJD ( Tax ) of the new mortgages will be paid by the bank, as approved by a Royal Decree Law  Executive which has in its hands the reform of the mortgage laws. This regulation  will bring new changes in the loans for customers. 

Changes in mortgage expenses

By new Spanish Law it has been established that the bank must pay the AJD ( TAX ) for the mortgages. But it will not be the only expenses they will assume. In the reform of the mortgage laws, whose entry into force is already a delay of more than two years, is expected to also pay the expenses of the title deeds, the gestoria ( conveyingsing ) and the notary fees also  extra official copy of the deeds for the buyer, while the client will only have to pay for the valuation appraisal of the house they are going to buy.

The client will save between 85% and 93% of mortgage expenses, according to the idealist / mortgage simulator.

With these new laws the bank now pays the mortgage expenses which will make a saving for the purchaser of between 1% and 2% of  the purchase price of the property. And is that buying a house involves the payment of taxes, such as VAT (if it is new bilding) or the ITP (if it is a resale), as well as the notary, the registry and the gestoria to deed the sale.
